Grow with AI. Be ready when the GSEs ask.
BrokerLumen helps mortgage brokers put AI to work, with written AI governance aligned to what Fannie Mae and Freddie Mac now require. Buy a policy kit, track staff sign-offs in our web portal (free for up to 10 users), or have us do it for you.
Three ways to work with us
Built around: Freddie Mac Guide §1302.8 · Fannie Mae Security Supplement §4 (AI) · FTC Safeguards Rule
AI is already in your shop. Is it governed?
Loan officers use chatbots, vendors embed AI in LOS and CRM tools, and marketing runs on generative content. In 2026 both GSEs published written AI governance requirements for their seller/servicers.
Freddie Mac Guide §1302.8
Seller/Servicers using AI must keep senior-management-approved AI policies with an owner who reviews them yearly, run an AI governance framework, and disclose their AI use to Freddie Mac on request.
Fannie Mae Information Security Supplement, Section 4
Replaces Lender Letter LL-2026-04 (April 2026). Requires a formal AI governance program, including oversight of vendors' and third parties' AI, and disclosure on request. (Supplement Bulletin 26-01)
These requirements apply to Fannie Mae and Freddie Mac seller/servicers. Brokers typically see them through their wholesale lenders' agreements and due diligence.
What they're looking for
- A written AI governance policy
- A named, accountable owner
- Annual review of the policy and AI uses
- Oversight of the AI inside your vendors' tools
And borrower data still rules
The FTC's GLBA Safeguards Rule already covers the borrower PII flowing through every AI tool you use. Pasting a 1003 into a public chatbot puts borrower data at risk, whatever your AI policy says.
How we work with you
Take stock
We inventory where AI is used today (staff tools, vendors, marketing) and where borrower data touches it.
Write the policy
You get a mortgage-specific, sign-off-ready AI policy aligned to Fannie Mae and Freddie Mac, with a named owner and review cadence.
Put AI to work
Then we put AI to work (content, newsletters, CRM automation, assistants) inside the guardrails you just set.
Every signature, on file
A written AI policy only counts if your team has read it. The BrokerLumen portal gets every loan officer and staff member to read your AI policies and sign, then keeps the record so you can show your AI governance program is aligned to Fannie Mae and Freddie Mac requirements.

Questions, answered
When is the Fannie Mae AI deadline?
Fannie Mae's Information Security and Business Resiliency Supplement, Section 4, replaced Lender Letter LL-2026-04 and must be fully implemented by January 18, 2027 (Supplement Bulletin 26-01). Freddie Mac Guide Section 1302.8 has been effective since March 3, 2026. Both bind Fannie Mae and Freddie Mac seller/servicers; brokers usually feel them through their wholesale lenders. See our plain-English explainer.
Do these rules apply directly to mortgage brokers?
Usually not directly. They bind Fannie Mae and Freddie Mac seller/servicers. Most brokers meet them through wholesale lenders, which can pass AI governance expectations down through broker agreements, onboarding questionnaires, and annual recertification. Ask your wholesale lenders what they expect, and check with your counsel.
Do I need to get on a call?
No. You can buy any kit online, or submit the intake form for Done-For-You and Growth Stack. Questions are handled by email and recorded video walkthroughs. If you'd like a live conversation, you can book an optional evening or weekend video call.
How fast is delivery?
Kits are delivered by email after purchase. Done-For-You and Growth Stack timelines depend on your team size, vendors, and scope; you'll receive a proposed timeline by email after we review your intake.
Is this legal advice?
No. BrokerLumen provides templates and policy frameworks aligned to Freddie Mac Guide §1302.8 and Section 4 of Fannie Mae's Information Security and Business Resiliency Supplement (which replaced Lender Letter LL-2026-04), plus implementation consulting. We are not a law firm. Using our materials does not by itself satisfy any requirement; have your attorney or compliance counsel review your final policy.
What do I need to provide?
The intake covers it: company name, NMLS #, number of loan officers, states licensed, your LOS, and the AI tools your team uses. Please don't send borrower data or other nonpublic personal information.
Does this apply to small brokers?
If you sell to or service for Fannie Mae or Freddie Mac (directly or through partners who flow requirements down), expect to be asked about AI governance. Check with your counsel and investors for your specific obligations.
Which package should I choose?
Starter ($149) gets a written AI policy, checklist, and staff acknowledgment in place fast. The Policy Kit ($497) adds the full governance program: approval memo, inventory, vendor questionnaire, incident plan, review calendar, and a Freddie/Fannie crosswalk. The Team Kit ($997) adds the AI Best Practices Playbook, 26 safe LO prompts, and a staff training outline, so your team knows how to use AI day to day. Choose Done-For-You if you want it tailored to your vendors and trained live.
Do the kits need counsel review?
Yes, before adoption. The kits are templates aligned to Freddie Mac Guide 1302.8 and Fannie Mae Supplement Section 4. Policy, approval memo, acknowledgment, and incident documents are marked for review by your own counsel before you adopt them.
Can I upgrade later?
Yes. Email us within 60 days and we credit what you paid toward a higher kit or Done-For-You.
Is it really free?
Yes. The BrokerLumen compliance portal is free for up to 10 users, with no credit card and no time limit. Start free with up to 10 people. When you add your 11th, pick a plan and keep going, with nothing lost: Small Shop covers up to 25 users for $490/yr ($49/mo).
How do I add my team to the portal?
After you sign up, add loan officers and staff one at a time or import them from a spreadsheet. Each person gets an invite to read your AI policies and sign a timestamped acknowledgment.
How does annual renewal work?
Acknowledgments renew every year. The portal sends reminders before and after the due date, and when you publish a new policy version it asks your team to acknowledge again. Paid plans renew automatically on your billing cycle, annual or monthly, until you cancel. You can cancel online anytime.
What is your refund policy?
Every purchase has a 14-day refund window: kits, Done-For-You and Growth Stack services, and monthly or annual portal plans, including renewals. Email us within 14 days of the charge for a full refund. We do not give refunds after 14 days. Details are in our Terms of Service. Questions? Email [email protected].
Do you offer ongoing support?
Yes. The Team Kit includes a round of email Q&A within 30 days. Done-For-You includes optional annual-review upkeep from $350/mo, and the Growth Stack runs on a monthly plan from $1,000/mo. Support is handled by email and recorded video, with optional evening/weekend calls.
